Vence backs onto the first foothills, a few kilometres from the sea and about twenty-five minutes from Nice airport. Close to one home in two here is a house, a rare proportion on this coast, and six residents in ten are owners: this is a town of residents, not a resort. Markets, shops open out of season, schools and cultural life — the Rosary Chapel decorated by Matisse, the Maeght foundation nearby — sustain a footfall that does not depend on summer alone.
The market is dominated by villas with grounds, often on terraced plots, and by restored mas on the heights. The historic centre, entirely pedestrian, offers apartments and town houses in smaller floor areas. Supply is more varied than in neighbouring Saint-Paul-de-Vence, which is narrower, and that leads some buyers in the area to settle on Vence.
On a sloping plot, four points govern value: access and room to turn a vehicle, the state of the retaining walls, drainage, and what the local plan allows by way of extension, pool or second building. A generous plot is not necessarily a buildable one. We check these points with the town hall before the offer, and tell you what they change about the price.

Vence backs onto the first foothills, a few kilometres from the sea. You find larger plots, drier air, the light that drew the painters, and a year-round town life that does not depend on the tourist season. The trade-off is plain: less immediate proximity to the beaches, more space and quiet.
Mainly villas with grounds, often terraced into the slope, and restored mas on the heights. The historic centre, entirely pedestrian, offers apartments and town houses of more modest size. Supply is more varied than in neighbouring Saint-Paul-de-Vence, which is narrower, and that is why a number of buyers in the area end up choosing Vence.
Around twenty-five to thirty minutes to Nice airport outside peak hours, and slightly more to central Nice. The final stretch is winding, which lengthens the real journey at busy times. Cagnes-sur-Mer, on the coast, is about fifteen minutes away.
Four things: access and room to manoeuvre a vehicle, the condition of the retaining walls, connection to mains drainage or compliance of the septic system, and above all what the local plan actually permits by way of extension, pool or second building. A generous plot is not necessarily a developable one: that is verified at the town hall before the offer, never after.
Yes, and it is one of its strengths: a market several times a week, shops open out of season, schools, health professionals, and an active cultural life: the Rosary Chapel decorated by Matisse and the nearby Fondation Maeght sustain visitor numbers well beyond the summer. Buyers who come for a second home often end up staying longer than planned.
